Cupertino Union School District (CUSD) Warren Hyde Middle School Surges in API Results
Examining the newly released 2012 Growth Academic Performance Index (API) scores for the Cupertino Union School District, the one result that glaringly sticks out is the sudden, huge improvement in API for Warren E. Hyde Middle School. While the four other middle schools in the district barely budged, Hyde Middle School's API jumped a whopping +39 points to almost break the 900 barrier.

Case Study Cupertino Castlewood Neighborhood up 20% over mid 2005 prices
Many people say that during a real estate downturn, houses in good school districts keep their values better. Rather than simply trust this logic, I performed a Case Study.
People say that sometimes statistics are manipulated by cherry-picking statistics that show their intended viewpoint. For instance, data might show housing prices in Sunnyvale increasing by 35%, but maybe that upward shift in prices is simply because more homes are being sold in the more expensive southern part of Sunnyvale rather than the less expensive northern part of Sunnyvale.
To avoid the scenario above, I had to concentrate on one specific neighborhood. I chose the Cupertino Castlewood Neighborhood. This is the quiet neighborhood northwest of the intersection of Miller and Bollinger. The schools in this neighborhood are Eaton Elementary, Lawson Middle, and Cupertino High.
However, even if I restrict to the same neighborhood, the increase in prices might still be due to the change in mix of which particular houses sold. To eliminate even this argument, I looked at two specific houses in the Castlewood neighborhood -- 10791 Brookwell Drive and 6397 Myrtlewood Drive.
Looking at their historical sales price trend, I extracted the data and entered them into an Excel spreadsheet. You can see that 10791 Brookwell Drive sold for $806,000 on 12/1/2005 and actually rose 16% during this downturn to actually RISE in price to $938,000 on 4/12/2012. These are not Zillow predictive prices. These are ACTUAL sales prices. A buyer was actually able and willing to pay $938,000 last month for a house that they knew sold for just $806,000 on 12/1/2005, back in one of the peak years. Based on 10791 Brookwell Drives prices, the asking price of 6397 Myrtlewood Drive of $970,000 is a very close estimate of what 6397 Myrtlewood Drive SHOULD sell for. The $970,000 asking price is a reasonable 21% over the same property's late 2005 price.
To show this continued rise in home values in Cupertino, I plotted the actual sales data in a 10791 Brookwell Drive Chart and a 6397 Myrtlewood Drive Chart. Even during this downturn in real estate, Cupertino Castlewood Neighborhood values are up 20% over mid 2005 prices.

2012 Easter Egg Hunt - South Bay Area
2012 Easter Egg Hunts in the South Bay Area
I am a little late in posting this. Easter comes really early this year. A couple of the events have already passed, but I'll list them anyway so people can look for them next year.
•Easter Egg Hunt (Mar 31, 10am - 12pm)
Where: State & 2nd st, Los Altos
Free for children 1-10 years old. Enter the Jelly Bean contest, make an ester bonnet, enjoy face painting, and meet the Easter Bunny. Hunt for candy filled eggs on Main and State. Limit 5 egg per child. Please bring your own basket.
•EASTER EGG HUNT and FAMILY FUN DAY (Apr 7)
Where: Immanuel Lutheran Church, Los Altos
Activities for children from Pre-K to 5th grade that will consist of crafts, games, snacks, and of course, an Easter Egg Hunt at the end!.

Festivities that morning, beginning at 9am, will include face painting, finger nail painting, games, arts and crafts activities, a jump house, and pictures with the Eggstravaganza Bunny.
•Annual Bunnies & Nonnets Parade (Apr 7, 12pm)
Where: Downtown Campbell
This event follows the City of Campbell's annual Easter Egg Hunt. In past years, the parade has featured marching bands, baton dancers, classic cars, bagpipers, floats, dog clubs, and other assorted things of interest that make up the Campbell area community.

The hunt will start promptly at 10:00 a.m. Bring your own basket to collect eggs.

New California Real Estate Laws Coming 2012: Water-Converving, Mining, No Fee Bundling for HOA Disclosures
Three New California Real Estate Laws Coming in 2012 are:
1. Senate Bill 837: Sellers Disclose Water-Conserving Plumbing Fixtures
2. Senate Bill 110: NHD Companies Disclose Mining Operations
3. Assembly Bill 771: No Fee Bundling for HOA Disclosures
In more detail:
1. Senate Bill 837: Sellers Disclose Water-Conserving Plumbing Fixtures
Effective January 1, 2012, the Transfer Disclosure Statement (TDS) will include a check-box in Section A for the seller to disclose whether the property has water-conserving plumbing fixtures (e.g. low-flow toilets, shower heads, and faucets under section 1101.3 of the California Civil Code.
2. Senate Bill 110: NHD Companies Disclose Mining Operations
Starting January 1, 2012, any natural hazard disclosure (NHD) must disclose whether the property is located within one mile of a mining operation, according to the map coordinate data from the Office of Mine Reclamation.
3. Assembly Bill 771: No Fee Bundling for HOA Disclosures
The HOA cannot bundle the fee for providing required HOA disclosures with any other fees, fines, or assessments. This law will prevent an HOA's third-party document preparation company from bundling together both mandatory and non-mandatory HOA documents and charging a higher fee for providing ALL the documents.
Also, the HOA is prohibited from charging any additional fees for electronic delivery. These must be available to a requesting party if the HOA maintains the documents electronically.
Additionally, at buyer's request, the HOA must provide 12 months of approved minutes of the association board of directors meeting.
Delivery of the required HOA documents must be accompanied by a cover sheet itemizing the documents.
