SANTA CLARA VALLEY (High School) ATHLETIC LEAGUE

SANTA CLARA VALLEY ATHLETIC LEAGUE Originally established in 1973 the SCVAL consisted of 13 schools; Awalt Buchser Cupertino Fremont Homestead Los Altos Lynbrook Monta Vista Mountain View Peterson Santa Clara Sunnyvale Wilcox In 1974 the league split into two divisions; the De Anza League (DAL) and the El Camino League (ECL). Over the course of the last 30 years the SCVAL has undergone many changes: •In 1976, Saratoga transferred from the West Valley Athletic League (WVAL) to the DAL. •In 1981 Sunnyvale closed its doors and St. Francis joined the Girls Division. •Around 1982, Mt. View closed and took up where Awalt was housed. •Also around 1982, Santa Clara did the same by replacing Buchser. •Circa 1983, Peterson was turned into a Middle School. •In 1988 Los Gatos joined the DAL •In 2002 St Francis left the DAL to join the WCAL (West Coast Athletic League). Today, the league is a 14 school super league with Boys and Girls teams divided into two leagues (or divisions). The DAL (strong) and El Camino (weak) leagues are different for every sport within the SCVAL. Santa Clara Mission Park - Large, Relatively New Homes in the $700s

Mission Park homes were built in northern Santa Clara in 1997. The 4 bedroom, 2.5 bath, 2106 sqft models have high ceilings, separate dining room, inviting family room with fireplace which leads out to a large patio area. If you want a house that is over 2000 sqft and 15 years or younger near major employment centers, then Mission Park might be worth considering.

The schools are Kathryn Hughes Elementary, Buchser Middle, and Santa Clara High.

The homes have a contemporary style - stucco exterior, tile roof, central heat and air conditioning.

All this at a cost in the low $700s!!

What's the catch?

Mission Park is right next to Great America amusement park. Between Great America Park and Lakeshore Drive are massive, hulking high-voltage towers. People are still debating whether high EMF poses any health risks. Just north of Lakeshore has some industrial plant. (I may post photos later.)

Also, it's right under the flight path of planes landing at San Jose airport.

In conclusion, if you don't mind the noise of Great America Park, high-voltage power towers, industrial plants, then Mission Park gets you a nice-looking 2-story high-ceiling home in the low $700s..

Cupertino, Santa Clara, Good schools, Convenient location for under $750,000

Now that the high-balance conforming loan limit has dropped from $729,750 down to $625,000, many homebuyers have now reduced their search criteria to $750,000 homes.

$625,000 <-- max loan without going into Jumbo loan territory
+ $125,000 <-- 20% = minimum down payment to get conventional loan without MI
-----------
= $750,000

What is the best real estate you can buy in the South Bay for $750,000? That depends on your priorities.

If your priorities are:
-- Single Family Home (no monthly HOA fee)
-- Good Schools (good API for elementary, middle, and high school)
-- Convenient to employment in the South Bay

then here are some choices:
-- Cupertino Sedgwick Elementary (API 936), Hyde Middle (API 858), Cupertino High Eichler house. This is a good option if you don't mind Eichler homes and just want the best schools you can afford for a single family home. As of this writing, homes are available on 10160 Calvert Dr, 10601 Johnson Ave, 10335 Moretti Dr, and 10550 Sterling Bl for under $750,000.

-- Santa Clara Sutter Elementary (API 902), Buchser Middle (API 799), Santa Clara High (API 772). This is a good option if you don't like Eichlers and care more about elementary than middle school.

-- Santa Clara Braly Elementary (API 854), Peterson Middle (API 863), Wilcox High (API 777). This is a good option if you plan to live at the house longer term for both elementary and middle school. 533 Sequoia Dr just came on the market and 826 Lusterleaf Dr is still available under $750,000.
