Santa Clara County Median Price for Condos Continues Rising 2018 April

For Santa Clara County, the median price for condos was up 28.9%, year-over-year, to $915,444. This is the second month in a row the median price for condos has set new highs. Notably, the median price for condos has been higher than the year before every month since July of 2011! The median price for single-family, re-sale homes stayed at the high it set in March. The median price for homes rose 22.1% over last April to $1,450,000. The median price for homes has been higher than the year before by double-digits ten months in a row. The average price was up by double-digits for the ninth consecutive month.

This is also the 74th month in a row the median price has been higher than the year before. The average price for homes was up 20.0%, year-over-year, to $1,722,370. The average price for condos was up 24.5% over last April. Multiple offers continue to be the norm. The sales price to list price ratio, or what buyers are paying over what sellers are asking remains at triple digits: 112.4% for homes and 114.8% for condos. The ratio has been over 100% for homes since March 2012 and for condos since April 2012.

Homes and condos are flying off the shelf. It is taking only fifteen days to sell a home, on average. Condos are taking nine days. All this is due to an incredible lack of inventory. Since January 2000, Santa Clara County has averaged 94 days of inventory. Last month it was twenty-three. Condos have averaged 87 days since 2000. Last month it was seventeen. As of May 7th, there were 753 homes and 229 condos for sale in Santa Clara County.

A Whopping 44% of Buyers are paying ALL-CASH to buy Palo Alto Homes the past 2 1/2 years

To understand the impact of ALL-CASH buyers, in Palo Alto, for the past 2 1/2 years, the percentage of homes that were bought by buyers who paid ALL-CASH is 44% !! This is in Palo Alto, where homes are regularly in the multi-million dollar range.  However, don't despair mortgage buyers.  I've been able to get my buyers deals even though we need to get a mortgage.

City of Los Altos Single-Family Residential DESIGN GUIDELINES for New Homes & Remodels

The City of Los Altos provides a 26 page booklet on Single-Family Residential DESIGN GUIDELINES for New Homes & Remodels on their website.

Los Altos requires a design review for all residential construction.  Most design reviews are performed by Planning Department staff.  However, applications for 2-story construction or unusual architectural designs are heard by the Architectural and Site Control Committee (A&S), a subcommittee of the Planning Commission.

Unlike some other new communities whose floor-plans are all very similar to each other with only minimal tweaks, Trumark Homes' Velocity at Pace in Milpitas offers 6 very different floor-plans.

Page 1 lists the Features and Amenities.  Pages 3-8 show the six floor-plans (which they call "residences"). 

Plans 1, 2, and 5 have tandem garages.
Plans 3, 4, and 6 have side-by-side garages.

Plans 1 and 2 are more squarish.
Plans 3-6 are more rectangular.

Plan 2 has the master and the 2nd bedroom open right next to each other in case you are a parent who wants to keep close tabs on your kids.

Plan 6 has only two levels, which is great for people who are tired of seeing tri-level new homes.  Aside from the garage and office and bathroom on the 1st floor, the remaining common rooms (kitchen, dining, living) and bedrooms/bathrooms (master, 2nd) are all on the 2nd floor, which minimizes the occupants' climbing and descending of stairs.

Santa Clara, Sunnyvale, and Campbell are 3 cities that are conveniently located approximately the center of Silicon Valley. These centrally-located cities have easy access to a large variety of high-tech jobs in the valley. Sunnyvale and Santa Clara are the most convenient. If you buy a house in Sunnyvale, you and your spouse will both be able to commute easily whether you work at a software company in Mountain View, a semiconductor company in Sunnyvale/Santa Clara, or a networking company in Milpitas.

95123 Blossom Hill Rd, Santa Teresa Blvd 4-bedroom homes under $450k

95123 is the Blossom Hill Rd, Santa Teresa Blvd region also known as Blossom Valley. Homes in this neighborhood belong to Oak Grove Elementary District and East Side Union High School District. If you are in the market for a 4-bedroom house in Blossom Valley, then as of this writing, three homes are available under $450,000.

Two of them are REO / bank-owned homes priced near $425k. The third home is even less expensive at just below $400,000 but has been on the market for 116 days probably because it is a fixer upper and had needed court approval for conservatorship granted. However, fortunately, this court approval was granted November 1st.

"Somerset of Sunnyvale" is a cluster of Single-Family Homes built by Summerhill Homes in Cumberland Elementary, Sunnyvale Middle, and Homestead High School district in the mid 1990s. These homes are a good combination of being relatively new, yet built early enough that they have decent-sized lots and are located in a good neighborhood just south of Washington Park. To get to this community from Washington Park, walk south on Pescadero Terrace or Sunset Ave. The other streets in this community are Markham Terrace, Kearney Terrace, Redondo Terrace, and Pismo Terrace.

Sometimes statistics that are too general, such lumping the entire city of Sunnyvale, don't tell the price trend accurately because the median and average price for an entire city might simply describe a change in the mixture of sales between northern and souther Sunnyvale. However, since I am comparing EXACT same model homes in the same complex, my data above gives an accurate picture of the price trend. The bottom of this downturn was in April 2009 and ever since then the price trend has been gradually upward in the Cumberland Elementary/Sunnyvale Middle/Homstead High neighborhoods.
